Terms & Conditions

The following conditions form the basis for booking of your accommodation. Please read carefully, together with any information contained in our letter or e-mail confirming your booking.

  1. Bookings – a deposit of 20% of the total amount payable secures the booking. Please note that provisional bookings will be held for five days and that a booking cannot be confirmed until the deposit is received. For bookings made within six weeks of arrival, the full amount is payable on booking.
  2. Payment – following payment of the deposit, the balance is due no later than 6 weeks before arrival. If payment is not received by the due date, this constitutes cancellation by you. Payment methods accepted are credit card (via Paypal), cheque, bank transfer, or, for late bookings only, cash on arrival.
  3. Cancellations:
    • By you – if cancellation occurs more than six weeks before arrival, the deposit can only be refunded (less £25 admin charge) if the dates can be rebooked for another party. If cancellation occurs less than six weeks before arrival, no refund can be made.
    • By us - your booking will not be cancelled except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made. No other compensation will be paid.
    • We recommend that you have suitable travel insurance to guard against unforeseen circumstances.
  4. Check in time is 3.00 pm and Check Out time is before 10.30 am (these times must apply unless changed by prior agreement – please note that if an early check in is required, an extra nights accommodation may be payable) Please ensure that you refer to the check out notes on the kitchen noticeboard in the propert before leaving…

  6. Pets are not permitted in the property under any circumstances
  7. Security/Breakages Deposit – a deposit of £100 is required on all bookings. This is fully refundable within 10 days of departure, provided the following provisions are met:
    • No damage is done to the property or its contents, beyond normal wear and tear
    • Items 5, 6, 7 and 8 are complied with
    • All keys are left and the property is fully secured
    • No linens or towels are lost or damaged
    • Cleaning – the property is thoroughly cleaned between lets. However, it would be appreciated if you could leave the property in a clean and tidy condition, as this helps us to keep our rental costs down. Please note that if the property requires more attention than the standard cleaning routine, the extra housekeeping cost will be taken from the security deposit accordingly
  8. Maximum Occupancy – the maximum numbers of guests per property is:
    • Harcourt: 5
    • Chesterfield: 4
    • Heatherley: 4
    • Any additional guests to original booking by prior permission only
  9. Linen/Towels – rates include provision of bed linen. Please check regarding provision of towels. For stays of more than a week, a linen change can be provided if requested (extra charge). Please confirm if this is required when booking. While bath towels can be provided on request, please bring beach towels (if required). Please do not take towels from the property.
  10. Parking Passes – Parking passes can be provided (this applies to Chesterfield apartment only). These are available at a rate of £2.00 per vehicle per day. Allocated parking is included at Heatherley apartment and a display permit will be provided. Please note that passes must be displayed in your vehicle at all times, as failure to display may result in a parking violation fine, which will be the responsibility of the guest.
